Westlake Dream Gates

Gate and Fence Cost Guide

Pricing ranges for custom gates, fencing, automation, and pergolas — so you can plan with confidence.

Every Job Is Different

The ranges below are general estimates based on typical projects. Your actual price depends on size, material, design complexity, site conditions, and automation features. The best way to get an accurate number is a short phone call — we’ll review your photos and provide a clear, detailed estimate at no cost.

What is included

  • Shop-designed, engineered and fabricated to your opening, then installed by our crew.
  • Powder coat on aluminum.
  • Standard hinges, latch and hardware.

What changes the price

  • New posts, pillars or footings when there is nothing sound to hang the gate on. The most common addition.
  • Design detail. A flat slat panel and hand-forged scrollwork are very different shop hours, which is why iron spans the widest range.
  • Size past the dimensions shown – and weight, since heavy iron sizes up the posts, hinges and operator.
  • Options: keypad, hydraulic closer or hinges, upgraded handles, fixed side panels.
  • The operator and access control are priced separately. See Automation and access.
  • Wood and vinyl gates include an internal metal frame so they do not sag. Wood still moves naturally, so reseal every 2 to 3 years.
  • Mahogany is priced by the board and usually sets the lead time.
  • Slide gates need a track, a pad, and clear room alongside the opening about as wide as the gate.

Fencing Prices

Aluminum fence per linear ft, 5 ft high
$165 – $215+ / ft
Ornamental iron fence per linear ft, 5 ft high
$60 – $100+ / ft
Wood fence per linear ft, 5 ft high
$60 – $120+ / ft
Vinyl fence per linear ft, 5 ft high
$45 – $90+ / ft

What is included

  • Per linear foot, installed, at the 5 ft height these rates are based on.
  • Posts set in concrete footings, panels or pickets, and standard hardware.
  • Layout on your property lines and grade, stepped or raked to follow slope.

What changes the price

  • Run length, more than anything. Mobilization, layout and the end posts cost the same at 20 ft as at 200 ft, so short runs cost more per foot. On our aluminum jobs, runs under about 35 ft land at the top of that range and runs over about 60 ft near the bottom. Iron, wood and vinyl follow the pattern, not these numbers.
  • Height. A 6 ft run is roughly 10 percent above the 5 ft rate; below 5 ft the rate drops, but not proportionally.
  • Corners, ends, gates and grade steps – extra structure inside the same footage.
  • Rock, caliche, heavy clay, or concrete to cut through.
  • Panel style. Full privacy uses more material than slats or pickets.
  • Aluminum is the highest per foot and that is correct: heavy extrusions, 1/8 in wall, finish warranty typically 10 years (varies by product and coating line), never paint or stain. Where standard sizes fit, a SleekFence panel comes in below a fully custom run.

Automation & Access

Swing gate operators double gate, pair of operators
$6,000 – $12,000+
Slide gate operator single slide gate
$5,000 – $8,000+
Video intercom per system
$4,000 – $6,000+
Keypad and remotes per system
$300 – $1,500+
WiFi module, app control per gate
$300 – $1,000+
Vehicle loop detector one loop
$900 – $1,800+

What is included

  • A professional-grade operator – LiftMaster, All-O-Matic, FAAC/Viking or HySecurity – sized to your gate weight and daily cycles.
  • Trenching, conduit and the full wiring run from the power source to the gate.
  • Photo eyes, edge sensors where required, auto-reverse and manual release.
  • Battery backup as standard, so the gate works in an outage.
  • Programming, cycle testing and a walk-through with you.

What changes the price

  • Distance from power. Trench length is usually the single biggest variable.
  • What the trench crosses – concrete, pavers, hardscape, irrigation, roots – and putting the surface back.
  • Gate weight and daily traffic set the operator class. A double swing gate takes two operators, and the conduit usually crosses under the drive.
  • Access control is optional. Added while we are already trenching it sits at the low end of its range; as a separate visit later, the high end.
  • App control and video intercom need a working signal at the gate. Extending your network is added work.
  • A loop detector is saw-cut into the driveway, so the surface sets the price.

Patio Covers

Prefabricated pergola with standard sizing per sq ft

$40 – $60+ / sq ft

Custom pergola per sq ft

$60 – $90+ / sq ft

Motorized louvered pergola per sq ft

$120 – $160+ / sq ft

What is included

  • Per square foot of covered area, installed.
  • A powder-coated aluminum structure engineered for your span.
  • Footings for a freestanding cover, or a structural attachment and flashing for an attached one.
  • Posts, beams, blades or louvers, and the roof assembly.
  • Concealed conduit where lighting, fans or motors are part of the build.

What changes the price

  • Span. A wide column-free opening costs more per sq ft than the same area broken up by posts.
  • Fixed blade or motorized louvers. Motorized adds the motor, controls and electrical, and is the one item here that needs power run out to the structure.
  • Pouring footings through an existing slab, pavers or a deck.
  • Options: LED lighting, fan mounts, a rain sensor that closes the louvers, remote and app control.
  • Matching an existing roof pitch, fascia or beam detail.

Repair Pricing

Pedestrian gate or fence repair service call, starting at

  • Latch, lock or strike adjusted or replaced
  • Hinge adjustment and realignment so the gate closes and latches properly
  • Tightening or replacing loose hardware on one gate
  • A minor weld or fastener repair at a loose joint
$250+

Gate automation service call, starting at

  • Photo eye realignment, cleaning and safety testing
  • Operator limit and travel adjustment after a gate drifts out of position
  • Reconnecting loose low-voltage wiring at the operator or gate
  • Reprogramming remotes, a keypad or app access
$250+

What is included

  • The trip out, the diagnosis and the first block of labor on site.
  • Send photos and a description first – we can often diagnose remotely and bring the right part.
  • Our trucks carry common parts, so many repairs finish on the first visit.
  • We service all brands of gates, operators and intercom systems.

What changes the price

  • Parts. The service call covers labor and diagnosis; boards, motors, rollers, hinges, sensors and intercom units are additional.
  • How long it takes. A sensor realignment and a full operator replacement are not the same visit.
  • What we find on site: water in a control box, a failed underground wire, a bent frame.
  • Structural repair – straightening a bent gate, cutting out rust and rewelding, replacing a track – is fabrication work, not a service call.
  • Same-day and after-hours response is available and priced accordingly. Non-urgent repairs normally schedule within 2 to 5 business days.

What Applies to Every Price

  • All prices are installed prices, not material only.
  • Site conditions move the number: access, terrain and slope, soil and footings, and how far material has to be carried.
  • Removing and hauling away an existing gate or fence is added work.
  • Standard colors are included. A custom or metallic finish costs more.
  • If your HOA has architectural review, the design we quote is the design we build. Changes it asks for after approval go through a written Change Order.
  • Material costs move. A written quote holds for the period stated on it – these web ranges are not a quote.
  • Warranty: 1 year on our workmanship, 90 days on our labor for gate operators and automation, plus the manufacturer warranty on materials and equipment.
