Gate and Fence Repair Services
Expert diagnosis and repair for all gate types, motors, intercoms, pedestrian gates and fences — all brands serviced.
We Fix What Others Can't
A gate that will not open, a motor that hums but does not move, an intercom that went silent — almost all of it traces back to a short list of causes. Water, ground movement and worn hardware account for the large majority of the repairs we handle, on every material we work in: wrought iron and ornamental steel, wood, aluminum and vinyl.
Tell us what the gate is doing and send a few photos. In most cases we can narrow it down before we arrive, so the right parts come with us the first time.

What We Repair

Gate Motors & Operators
Operator and control repair for LiftMaster, All-O-Matic, FAAC/Viking and HySecurity — control boards, limit switches, capacitors, transformers, photo eyes, edge sensors, loop detectors and operator arms — plus full operator replacement when a unit is past saving.

Intercom & Entry Systems
Intercom, keypad and entry system troubleshooting — video and audio units, low-voltage wiring and power supplies, and programming of remotes, keypads and phone entry. We service DoorBird, LiftMaster myQ, HoloVision, Ring and Ubiquiti UniFi.

Fences & Gates
Hinges, latches, rollers and track, sagging or bent gate straightening, post stabilization and replacement, rust treatment and repainting, gate realignment, opening direction changes, and panel replacement on wrought iron, ornamental steel, wood, aluminum and vinyl.
Common Symptoms and What They Mean
The Gate Will Not Move
- Nothing happens at all. Usually power: a tripped breaker, a failed transformer, or a battery backup that has been quietly dead since the last outage.
- Gate stops partway or reverses. Commonly a photo eye knocked out of alignment or fogged with dust, a failing edge sensor, a limit switch that has drifted, or something binding in the track.
- Motor hums but nothing moves. Often a capacitor, or a drive arm, chain or gearbox that has given out.
- Beeping or clicking at the operator. The control board reporting a fault, frequently a safety device it can no longer see.
- Gate stuck open or stuck closed. Any of the above, plus a manual release that was left disengaged.
Remotes, Keypads and Sensors
- Remote works sometimes, or not at all. Battery first, then the receiver or antenna at the operator.
- Keypad or intercom dead or silent. Low-voltage power, corroded wiring or connections, or programming lost after a surge.
- One remote works, another does not. Almost always programming.
- No power after a storm or outage. Surges take out control boards and transformers, and water reaches low-voltage connections.
- Loop detector or exit sensor no longer triggers. The loop, the detector card, or its wiring.
Sagging, Dragging, Rust and Impact
- Gate sags, drags or will not latch. Worn hinges, a hinge or latch post that has shifted, or ground movement under the post.
- Hinges squealing or grinding. Dry or rusted hinges and bearings, and a warning worth acting on before a hinge tears out of the frame.
- Rust at the base of posts and pickets. Nearly always sprinkler water hitting the same spot every day.
- Gate off its track, or rollers grinding. Worn rollers, a bent or debris-packed track.
- Gate hit by a vehicle. Bent frame, twisted hinge post, and often a damaged operator arm even when the gate looks fine.
These are the patterns we see most often, not a diagnosis. The same symptom can have more than one cause, so we confirm it from photos or on site before we quote parts.
Why Gates and Fences Fail
Water is the number one cause. More than 80% of the repairs we handle are water-related, and sprinklers are the single biggest offender. A head that sprays the same spot on a gate or fence every morning will rust and corrode steel and rot wood, whatever the material. Water also gets into hinges and low-voltage connections. Moving a sprinkler head or adjusting its arc is often the cheapest repair on the property.
Ground movement is second. Soil shifts over the years and takes posts and walls with it. A gate that swung perfectly ten years ago can end up out of square, dragging on the ground, or needing a shove to latch. The fix is usually at the post and the hinge rather than the gate itself.
Neglected hardware is third. Hinges that never get greased rust, seize and eventually tear out of the frame — sometimes taking the gate down with them. Latches, rollers and track wear the same way. An annual look and a shot of grease prevents most of it.
Make Your Existing Gate Pool Compliant
You often do not need a new gate. If your gate currently swings toward the pool and there is nothing blocking the outswing side, we can usually switch the opening direction, fit self-closing hinges and add a self-latching mechanism that meets California pool barrier requirements. Next to a full replacement it is a small job.
Whether it is feasible comes down to outswing clearance and the condition of the frame, the hinges and the posts. Send photos or let us look at it during a site visit and we will tell you straight whether the gate you have can be converted, or whether replacing it is the better spend.

What Goes Into Your Price
Our minimum charge for a service call is $250+. What moves the number from there is what the gate actually needs. A latch adjustment or replacement, a set of hinges, a realignment, loose wiring sits at the low end. Post replacement, on-site welding, a new control board or a fabricated panel sits higher. Parts, labor time and how hard the gate is to get to all factor in.
You get the estimate in writing before any work starts. And if a repair is going to approach the cost of replacing the gate, we say so. A sound frame with bad hardware is almost always worth repairing; a frame that has rusted through usually is not.
Send a photo of the problem along with your address and we can normally give you a range before anyone drives out.
From Photos to Working Gate
Request a Callback & Send Photos
Tell us what the gate is doing and upload a few photos — the gate, the operator and the damage. Most repairs can be scoped without an in-person visit.
Remote Diagnosis & Estimate
We review your photos, talk through what the gate is doing and when it started, and send a clear estimate with the likely parts and labor spelled out.
On-Site Repair
Our technician arrives with the parts the diagnosis calls for, makes the repair, and runs the gate through a full cycle before leaving. We mask and protect the surrounding area when welding or grinding, and clean up after ourselves.

I feel so lucky to have found Chris of Westlake Dream Gates! Am very picky about who I hire to work on my farm. He was kind, lovely to work with, professional and trustworthy in every way. When you find someone with this kind of ethic, and such high quality outcomes, keep their contact info in your "favorites" file. I've worked with Chris and his crew on two different projects now and will continue to do so in the future!Posted on Google![]()

Dealt directly with owner Chris. He is very responsive and professional. Prices are very competitive. The finished product looks and functions great and is so much nicer and more solid than the vinyl gate we replaced. Very high quality gate and hardware. So much more secure than most gates. I feel like I have a side door more than a side gate. I have already recommended Chris and Westlake Dream Gates and will use them again.Posted on Google![]()

It’s been a month since Westlake Dream Gates created and installed our custom gates (main gate and a second dog gate) and we are still incredibly happy with the decision to work with WDG for this project. We wanted to go with something sleek, modern, sturdy, eco-friendly, and different from the typical vinyl product in order to update the well-worn wood gates we had before, and WDG delivered on all of those fronts and then some. Because everything is cut-to-fit on-site, Chris and his team worked with us during the installation process to ensure we got the gate designs we wanted along with managing the specific constraints that the walkway presented for this project. They were able to accommodate last-minute design needs without compromising the end result. And the end result has been great! Our family and neighbors have been giving us compliments about it ever since the install! The soft-close feature on both gates has been fantastic in that the gates don’t slam shut, reducing the noise that slamming typically makes while preserving the lifespan of the gates—something the old gates could have really benefitted from. Both gates were also equipped with kick down door stoppers, which makes it a breeze for the pool guy to get his equipment into the backyard without banging the gates in the process. We highly recommend WDG, Chris, and his team and will definitely be in touch when we decide to update the remainder of our property’s fencing.Posted on Google![]()

Repair FAQ
Can you repair a gate you didn't install?
Yes, whoever installed it. We start by finding the root cause rather than the symptom, then tell you plainly which way to go. Latches, hinges, hardware and alignment are usually worth repairing. A frame that has rusted through, or posts that are gone, often is not — and we will say so rather than sell you a repair that will not hold.
Why did my gate stop working after a storm or power outage?
Surges and water are the usual suspects. A power surge can take out the control board or the transformer, standing water can reach low-voltage wiring and connections, and a battery backup that has been dead for months only reveals itself when the power goes. We check incoming power, then the board, then the safety devices, in that order.
My gate opens and then stops or reverses. What causes that?
Most often a safety device. Photo eyes get knocked out of alignment or fogged with dust and spider webs, edge sensors fail, and limit switches drift so the operator believes it has hit an obstruction. Binding in the track or a dragging hinge can produce the same behavior, which is why we watch a full open-and-close cycle before replacing anything.
How much does a gate or fence repair cost?
Plan on $250+ for a repair call. A latch or a set of hinges sits at the low end; post replacement, welding, a control board or a fabricated panel sits higher. You get the estimate in writing before we start, and a photo of the problem plus your address is usually enough for us to give you a range first.
Can you make my existing gate pool compliant?
Often, yes. If the gate swings toward the pool and the outswing side is clear, we can usually reverse the opening direction, fit self-closing hinges and add a self-latching mechanism that meets California pool barrier requirements — instead of replacing the gate. Whether it works comes down to clearance and the condition of the frame and posts.
